Short-Term Rental Ban

Since September 2024, short-term rentals (Airbnb) are banned for all new Golden Visa properties. Violations carry a 50,000 fine. Long-term rental (12+ months) is always permitted.

Golden Visa holders have no work rights in Greece. However, acting as a company shareholder, board member, or CEO is permitted.

Single Property Rule

Investment must be in a single property. Fractional ownership below the threshold is not allowed. Minimum 120 m² property size for Zones A and B. No minimum size requirement for commercial conversion properties.

Family Coverage
